A privately-held real estate private equity firm specializing in the acquisition, renovation, and strategic repositioning of residential multifamily properties throughout US markets.
Cato Capital was founded upon a longstanding family heritage of construction and residential multifamily real estate. This lineage provides profound collective experience — sharp market insights, a strong focus on cashflow, and conservative underwriting.
From sourcing and financing through acquisition, construction, management, and optimization to strategic repositioning or disposition — every stage of the investment lifecycle is executed in-house, with full accountability.
We target under-managed assets where NOI can be meaningfully increased through smart renovations, expense reduction, operational optimization, and disciplined leasing.
Our core focus is value-add residential multifamily opportunities — assets where disciplined, hands-on operation meaningfully increases net operating income.
Sal Cocuzza founded Cato Capital in 2023, bringing decades of hands-on experience across multifamily management and operations, construction, and institutional finance. Today, he personally manages an estimated $12M AUM in residential multifamily real estate.
Alongside incredible partners, Sal personally implements or oversees all financial and administrative responsibilities, leasing and marketing strategy, tenant relations, maintenance and grounds operations, compliance, Section 8 administration, risk management, capital improvements, and renovations.
His construction background dates to before 2013, when he founded Cocuzza Construction Group. Over 2024–2025 he directly oversaw the renovation of 125+ apartments across Ohio, Pennsylvania, New Jersey, and New York — often living on-site to deploy first-hand management across geographically distant projects.
A former Investment Banking Director and serial entrepreneur, Sal has owned and operated businesses servicing Fortune 100 and Fortune 500 clients with some across the aircraft, automotive, construction, digital advertising, and luxury retail sectors. He graduated from Columbia University with a degree in Financial Economics, serves on the board of the Columbia University Alumni Association and the Exit Planning Exchange (NYC), holds memberships with the Classic Car Club of Manhattan, the Columbus Citizens Foundation, and the Freemasons of New York and New Jersey, and affiliates with the Italy America Chamber of Commerce.
